For businesses & property managers

Exterior cleaning, on a schedule

One contractor for the sidewalks, the storefront glass, the dumpster pad and the fleet, showing up on a routine you set, invoicing properly, and carrying the paperwork your head office asks for.

Workers' compensation

South Carolina only requires workers' compensation at four or more employees. We carry it anyway, because the alternative is your property carrying the risk.

Certificate of insurance

Issued to your management company or franchise office before the first visit, with additional insured wording where your contract requires it.

Wash water handled properly

Detergent and grease-bearing water is contained and disposed of correctly, not pushed into the nearest storm drain. That exposure is yours as much as ours.

Who we work for

Anything with a sidewalk, a facade, a dumpster pad or a vehicle out front.

Restaurants & franchises

Sidewalks, entryways, drive-thru lanes, dumpster pads and grease-affected concrete. Usually monthly or quarterly, because brand standards and health inspections do not wait.

Retail & strip centers

Walkways, storefronts and awnings kept presentable on a schedule, so no single tenant has to chase it.

Property managers & HOAs

Multiple buildings, one contractor, one invoice. Certificate of insurance issued to you before we start.

Fleets & yards

Box trucks, vans, trailers and equipment washed on your yard, out of hours where that suits the operation.

Dumpster pads & service areas

The job nobody wants and everybody needs. Wash water contained rather than pushed into the storm drain.

Offices, gyms, medical & childcare

Entrance glass, walkways and exterior kept clean on a routine your tenants and clients actually notice.

How it works

  1. 1

    Site walk

We come out, look at the property, and tell you what actually needs doing and how often. Free, and no obligation.

  2. 2

    A written schedule

You get a fixed price per visit and a cadence: monthly, quarterly, or seasonal. No surprise invoices.

  3. 3

    Paperwork first

Certificate of insurance to your management company before the first visit.

  4. 4

    We just show up

Out of hours where that suits you. You should not have to think about it again.

Maintenance plans

Most exterior cleaning is sold one job at a time, which means it only happens once somebody notices. A plan means it never gets that far, and the more often we come, the less each visit costs you.

Monthly

Restaurants, drive-thrus, high-traffic entrances

Lowest price per visit. Grease, sidewalks and dumpster pads never get ahead of you.

Quarterly

Retail, offices, medical, storage

The common choice. Four visits a year keeps a building looking maintained rather than rescued.

Twice a year

Low-traffic sites and seasonal properties

Spring after pollen, fall before the holidays.

Frequency earns the discount. A monthly visit costs less per visit than a quarterly one, because we can plan the route around you.
Weather never costs you. If we have to move a visit for weather we reschedule it. No cancellation fee, and no visit you paid for goes missing.
A fixed price per visit. Agreed up front and reviewed once a year. No surprise invoices.
Paperwork before the first visit. Certificate of insurance issued to your management company, with additional insured wording where your contract needs it.
Cancel with notice. Thirty days, either way. We would rather earn the next visit than trap you in a contract.
One invoice, sent where it belongs. Straight to your accounts department with the PO or property reference on it, so it does not sit waiting for someone to chase.

Request a site walk

Tell us roughly what you have and we will come and look at it. If a schedule is not worth it for your property, we will tell you that too.

Regular work is booked at a lower rate than one-off calls, because we can plan the route.

Invoices sent straight to accounts get paid weeks sooner than ones that have to be forwarded. Worth thirty seconds now.

Photos (optional, but it gets you a faster price)

A couple of shots of the driveway, the siding or the inside of the car is usually enough for Shawn to quote without coming out.

Or just call (843) 303-8677. No obligation, and we will tell you if it is not worth doing.
